I think of all my past sales, wouldn’t it be nice if all of them called me the next time they needed to repair or improve there home? It is probably best to keep an eye on these people. Market to them over and over. Sure I will probably get new referrals too, but <strong>getting the repeat customer should be the ultimate goal.</strong><br />

The problem with that is we can not always assume that the rains have caused the water problem that we see. In the picture above, water has damaged the sheetrock wall in the interior of the laundry room. The area is moist and could in fact be caused by the rains. However, in that same vicinity is a copper plumbing line, that also needs to be checked. <br />
A variety of tests can be done to find the source of this problem but this is my recommendation to the owners. Have a licensed contractor test the walls for moisture with a moisture meter, this will determine if water is running down the wall from a higher location. Once the origin of the water leak has been determined, open the wall to inspect the problem. If it is a plumbing leak, the pipe will be repaired. If the roof is leaking, the roof will be repaired. The painter discovered a soft spot in to drywall ceiling while rolling out the room. Inside the room there was no signs of a problem. No stain, no odor, looked fine until you touched it. Why? Well, I can think of several reasons.<br /><br />1. The door was not properly primed before painting. All the surfaces, including the top and bottom of the door should be primed before painting. An oil-based primer is best.<br />2. Water needed to be diverted away from the door. This door was at the end of the gutter, when the downspout was clogged, water cascaded over the top and on to the door.<br />3. Maintenance. At the first sign of loose paint, swelling, discoloration, etc. the problem should be addressed. Fixing some loose paint, or checking for door swelling can allow a problem to be corrected early. Leak was found to be coming from the kitchen drain pipe under the slab surface. Water damage under kitchen sink was removed bur no leak found. The exterior stucco wall was opened to reveal a cracked ABS pipe going into the slab. The water was determined to be running down the drain pipe and onto the slab. The clean up fitting shown here is at the base of the cabinet, the cracked pipe was below this fitting and continued into the slab. Today we will open the exterior side of the wall to get access to this repair. A section of stucco will be cut out and later patched.
